Across the street from the historic Bullocks Wilshire Building in Koreatown, the subterranean garage levels of a new mixed-use project from by Bando Dela Corp. are starting to take shape.
The project at 3020 Wilshire Boulevard, previously developed with a series of commercial buildings, will eventually be home to an eight-story, 262-unit apartment complex. Plans call for a mix of studio, one-, and two-bedroom dwellings as well as 10,000 square feet of ground-floor commercial space and parking for 359 vehicles.
As the 3020 Wilshire project is a by-right project, it did not require density bonus incentives to reach the planned density and building envelope. As such, none of the new apartments must be set aside for rent as affordable housing.
KTGY is serving as project architect, which is shown in a rendering as a contemporary structure with space for a courtyard swimming pool and roof decks. Inside, plans also call for amenities such as a fitness center, a game room, and co-working space.
The development site sits due east of a vacant lot at 3000 Wilshire Boulevard which is slated for a similar mixed-use project featuring 188 residential units and ground-floor retail, as well as the 25-story Kurve on Wilshire apartment tower.
The 3020 Wilshire development is also the third large apartment complex for Bando Dela in the Koreatown area, following a 252-unit complex recently built at 3170 Olympic Boulevard and another approved at 3355 Olympic.
