In Sawtelle, McCarthy Cook and Northwood Investors are putting the finishing touches on Lumen West L.A., the rebranded and expanded Trident Center office complex at 11355 W. Olympic Boulevard.

Located on a full city block bounded by Olympic Boulevard, Corinth Avenue, Purdue Avenue, and Mississippi Avenue, the property was originally developed in the 1980s as a pair of 10-story buildings containing than 300,000 square feet of offices above a 2,000-car garage. Following a $300-million renovation, the twin steel-frame buildings have been reclad in glass, and 115,000 square feet of new space has been added in elevated structures connecting the two mid-rise towers.

Designed by Gensler, the project, retained an existing amenity deck at the rear of the property, while also adding outdoor spaces in an open-air space beneath the bridged sections of the building. In total, the property includes 65,000 square feet of private outdoor space, with room for events for up to 2,200 square feet.

The project, which broke ground February 2020, was scheduled for delivery in August.
