After more than two years of construction, Chicago-based AMLI Residential is nearing completion at its mixed-use development Downtown Long Beach.

AMLI Park Broadway, located on the former site of a state office building at Pacific Avenue and Broadway, consists of a six-story edifice featuring 22 residential units above 8,500 square feet of ground-floor retail and basement parking.  A leasing website advertises a mix of studio, one-, and two-bedroom floor plans, with rents ranging between $2,320 and $4,310 per month.  On-site amenities include a fitness center, a landscaped courtyard, a swimming pool, and a rooftop deck.

The project, designed by Long Beach-based architecture firm Studio One Eleven, features staggered building heights to correspond to the roof lines of adjacent structures.

The podium-type development abuts a similar project at the corner of Pacific and 3rd Street that is being built by Irvine-based Sares-Regis Group.  The property also neighbors the Long Beach Civic Center, which is in the end stages of a $520-million renovation.

AMLI Residential's other Los Angeles area projects include apartment complexes in Pasadena and Marina del Rey.
