The site of a recently-demolished commercial building near Lafayette Park is the site of Jamison Services, Inc.'s latest mixed-use development in Koreatown.

Yesterday, the neighborhood's largest commercial landlord filed an application with the Los Angeles Department of City Planning, seeking entitlements to build a seven-story, 188-unit apartment building with 867 square feet of ground-floor retail space on the now empty lot at 3000 Wilshire Boulevard.

Requested approvals include Transit Oriented Communities affordable housing incentives, permitted increased density and reduced parking, as well as relief from other zoning regulations. In exchange, 17 of the new apartments would be set aside for rent at the extremely low-income level.

DG Architectural Consulting and Gaudet Design Group comprise the design team for 3000 Wilshire, which is shown in plans as featuring a rooftop amenity deck and a central courtyard.

"The upper building facade has been designed to evoke the boulevard's classic and elegant residential towers by utilizing vertical window clusters alternating with dark metal and light stucco panels," reads a design narrative included with the project's entitlement package. "At the base of the building a grand residential entrance portico with a veneer of Calacatta tile is complimented by facade elements that alternate between large sections of storefront glazing and dark tile cladding, with a warm tile accent at the base of the commercial storefront."

Parking for 117 vehicles would be provided for residents and commercial tenants on a two-level, partially subterranean garage. Access would be provided through a driveway cut on Wilshire, as well as a small surface lot at the rear of the property facing Sunset Place.

The project is the third Jamison development in the works for the stretch of Wilshire between Hoover Street in the east and Wilshire Place to the west, following the 25-story Kurve on Wilshire apartment tower (a joint venture with Hankey Capital) and a 262-unit building proposed at 3020 Wilshire.
