The owner of an general contracting business in Pico-Union is thinking redevelopment, based on an application submitted to the L.A. Department of City Planning.

Josh Choi of Allstate Engineering, listed as the applicant behind a new project proposed at 1206 S. Alvarado Street, is pursuing entitlements to raze the company's offices to clear the way for the construction of a mixed-use apartment building. Plans call for the construction of a six-story building featuring 41 studio, one-, and two-bedroom apartments atop 3,144 square feet of ground-floor retail space and 48 parking stalls located at grade and in two basement levels.

According to the entitlement application, nine of the new apartments would be set aside for rent as deed-restricted affordable housing.

Grace Partnership is designing the project at 12th and Alvarado Streets, which is named Alvarado Court. Plans call for an exterior of stucco, brick veneer, and wrought iron railings - elements which are intended to meet the commercial infill guidelines of the Pico-Union Preservation Plan.

Plans show that the building, in addition to housing, would include a community room at street level, and landscaped decks at the second and sixth floors.

The project site sits two blocks east of the intersection of 12th and Hoover Streets, where work is currently underway on a similar 48-unit residential development.
