Rendering vs. Reality: 80,000SF office building at 5950 Jefferson Boulevard

A short walk east of the Culver City Stairs, construction is complete for 5950 Jefferson Boulevard, a new office building developed by Urban Offerings and Meridian Group.

Located just west of Jefferson's intersection with Obama Boulevard, the project consists of a four-story edifice featuring approximately 80,300 square feet of space and parking for 175 vehicles.

Lynch Eisinger Design Architects designed the project, with Carrier Johnson + Culture serving as architect of record. The finished product features a contemporary exterior of glass and concrete, as well as upper level setbacks and insets that create balconies and amenity spaces for tenants.

"The architectural language of stacked shifting boxes provides opportunities for outdoor extensions of office space in the form of en suite outdoor terraces," reads a design narrative included in 5950 Jefferson's website. "These flexible terraces provide space for breakout meetings, social events, and larger gatherings. The orientation of the terraces takes advantage of the various views from the site: the Pacific Ocean to the west, the Hollywood Hills to the north and the Baldwin Hills Scenic Overlook to the south."

Located near Culver City's Hayden Tract, the project makes its debut after companies such as Amazon, Apple, Nike, and Warner Bros. Discovery have recently set up shop nearby.

Other large blocks of office space, most notably the Eric Owen Moss-designed Wrapper development, are also opening in the hopes of serving tech and media firms. Future projects include an even larger 329,000-square-foot office campus planned at 5870-5890 Jefferson Boulevard by Clarion Partners and LPC West.

In addition to 5950 Jefferson, Urban Offerings completed work last year on rehabilitation projects which transformed a pair of early 20th century buildings in Downtown Los Angeles as offices for rent.
