One year after breaking ground in West Carson, wood framing is starting to rise for a new affordable housing complex from non-profit developer and service provider PATH Ventures.

The West Carson Villas, located at 22801-22905 S. Vermont Avenue, replaces a vacant auto repair shop and retail building with a new four-story edifice that will feature 111 apartments serving low-income and formerly unhoused households.

PATH is developing a mix of one-, two-, and three-bedroom dwellings, roughly half of which will be reserved as permanent supportive housing priced for renters earning up to 30 percent of the area median income level. The remaining apartments will set aside for households earning no more than 60 percent of the median income.

KFA Architecture and Placed Interior Design highlight the design team for the 150,000-square-foot development, which will consist of a contemporary low-rise structure. Besides housing, plans call for a common room, conference centers, a yoga room, a playground, and outdoor amenity space, and ground-floor parking for 83 vehicles.

Completion of the West Carson Villas is expected in Summer 2023, general contractor R.D. Olson announced last year.

The project is taking shape a few blocks south of Harbor-UCLA Medical Center, which is planning a $1.7-billion revamp, as well as a proposed 525-unit residential development from CGI Strategies that would replace an industrial complex at 22107-22133 S. Vermont Avenue.
