Three-story, 20,000SF office building planned at 4100 Melrose

In East Hollywood, a corner lot a few blocks east of Vermont Avenue is up for redevelopment with a boutique office building, according to an application submitted this month to the L.A. Department of City Planning.

Barth Partners, the local real estate firm behind the project, is seeking city entitlements to redevelop a parking area and small commercial buildings at 4100 Melrose Avenue. The proposed development calls for the construction of a new three-story structure which would feature approximately 20,000 square feet of office space, with a small to-go food establishment located on the ground floor. Plans also call for 40 parking spaces, which would be located at grade and in a single subterranean level.

Local architect Bruce Bolander is designing 4100 Melrose, according to city records. Plans show a contemporary low-rise structure, with uncovered terrace decks located along the rear property line at the second and third floors.

The proposed project joins a handful of small, infill developments in the works for the section of Melrose located to the east of the US-101 freeway, including a residential-retail complex proposed across the street from L.A. City College and a mixed-use building now rising at Virgil Avenue.

Barth Partners is already active in the neighborhood, having broken ground in 2021 on a four-story, 33-unit apartment complex at 636 N. Juanita Avenue.
