Years after the disastrous saga of the Sunset Gordon Tower, CIM Group is getting ready to build another mixed-use project across the street in Hollywood.
Last year, the Mid-Wilshire-based developer secured approvals from the L.A. City Planning Commission for a new residential-retail complex at 6007 W. Sunset Boulevard. Last month, earth movers appeared on the L-shaped property at Sunset and Gordon Street to raze all of the small commercial buildings which previously occupied the site.
In their place, plans call for the construction of a seven-story building featuring 109 studio, one-, and two-bedroom apartments. The housing would sit atop podium and subterranean parking for 196 vehicles, as well as approximately 14,600 square feet of ground-floor retail space.
Approved plans rely on density bonus incentives to allow a larger structure with less on-site open space than would normally be permitted by zoning rules. In exchange, CIM would set aside 14 of the new apartments as deed-restricted affordable units priced at the very low-income level.
ShubinDonaldson is designing 6007 Sunset, with Lahmon Architects serving as the project's architect of record. The building is portrayed in renderings as a contemporary podium-type building clad in stucco and corrugated metal panels. The building's podium, which would extend north onto Gordon Street, would be capped by a courtyard and amenity decks.
The project follows eight years after CIM completed work on the 23-story Sunset and Gordon apartment tower, which later saw its approvals invalidated through a ruling by California's 2nd District Court of Appeal. Tenants were forced to relocate after the court found that CIM Group had not adhered to a condition requiring the preservation of a 1920s building that previously housed an Old Spaghetti Factory restaurant. CIM instead built a replica of the building at the ground floor of the new development. This forced CIM to undergo a new approval and environmental clearance process for the already completed building, which has since been sold.
