A used car sales business in the North Hills community could be razed and redeveloped with multifamily residential housing, according to an application submitted recently to the Los Angeles Department of City Planning.
The proposed project, which comes from an entity affiliated with MDT Properties, would rise from a property located at 8846 N. Sepulveda Boulevard, at the street's southeast corner with Rayen Street. Plans call for the construction of a seven-story building featuring 180 studio, one-, and two-bedroom apartments above parking for 173 vehicles.
Requested entitlements for the project include Transit Oriented Communities incentives, allowing a larger building than zoning rules would typically permit. In exchange, 17 of the new apartments would be set aside for rent as extremely low-income affordable housing for a period of 55 years.
AFCO Design is listed as the architect behind 8846 Sepulveda, which would provide open space through three courtyards above the building's podium deck.
The one-acre property is currently listed for sale with pending entitlements, with an asking price of just under $10 million.
The project would represent a new market-rate development in an area which has recently seen an influx of new affordable housing - mostly in the form of Meta Housing's 356-unit Mission Gateway apartments across Sepulveda Boulevard. Future developments in the area include projects planned by Hollywood Community Housing and Penny Lane Centers.
