Last year, Beverly Hills received its first proposal under the "builder's remedy": a 16-story, 200-unit apartment tower at 125 Linden Drive. While that project may not have received the same level of attention that the bevy of developments floated for Santa Monica has garnered, it may be a sign of things to come.
A recent update to the Beverly Hills Active Development Projects list indicates that more than a half-dozen, large new housing projects have entered the city's pipeline in 2023. They include:
125-129 S. Linden Drive
The original builder's remedy project has undergone some changes since first bursting onto the scene in October 2022. As of a new application submitted for review in April, the project is now envisioned as a larger 19-story building featuring 165 homes and a 73-room hotel.
201-203 S. Arnaz Drive
Submitted for review in February, a proposed eight-story, 63-unit multifamily residential building which would replace a triplex one block south of Wilshire Boulevard and one block east of Robertson Boulevard. City records list the owner and applicant as Beachside Suites, LLC, and other owners of the property as Oak Investment Co., LLC and 203 S. Arnaz Dr., LLC.
211-217 S. Hamilton Drive
Also submitted for review in February, a proposed 12-story, 175-unit multifamily residential building which would rise one block south of Wilshire Boulevard, and one block east of La Cienega Boulevard. The owners and applicants are listed as New Commune DTLA, LLC, Flamingo Investments, LLC, and 18 Hamilton, LLC. The subject property was recently listed for sale as a development opportunity, with the potential for between 24 and 33 apartments using existing zoning rules.
346 N. Maple Drive
A 10-story, 70-unit multifamily residential building proposed just south of Santa Monica and Beverly Boulevards, the project was also submitted to the city for review in February. The subject applicants and owners are once again Beachside Suites, LLC and Oak Investment Co., LLC.
232 Tower Drive
The last February submission, an eight-story, 55-unit multifamily residential building which would replace eight existing apartments just south of San Vicente Boulevard. Beachside Suites, LLC and Oak Investment Co., LLC. are once again listed as the project applicants.
8811 Wilshire Boulevard
On May 25, project applicant Four BJD, LLC submitted plans to build a new seven-story, 42-unit mixed-use building at 8811 Wilshire Boulevard. The project would replace a commercial building at the northwest corner of Wilshire's intersection with Robertson Boulevard.
9229 Wilshire Boulevard
An May 2 application attached to a laundry list of entities calls for razing the single-story commercial building at 9229 Wilshire Boulevard to clear the way for a new seven-story, 56-unit mixed-use development.
