Just west of the Baldwin Hills/Crenshaw Plaza shopping mall, prolific local developer SoLa Impact has commenced work on yet another multifamily residential complex.
The South Los Angeles-based firm's latest project, now underway at 4008 Martin Luther King Jr. Boulevard, will consist of a five-story building featuring 70 studio and one-bedroom apartments above 437 square feet of street-level retail space and 35 parking stalls.

Project entitlements rely on Transit Oriented Communities development incentives to permit a taller, denser structure than otherwise allowed by zoning rules. In exchange, seven of the new apartments are to be set aside as affordable housing at the extremely low-income level.
The Architects Collective is designing 4008 MLK, which will consist of four levels of wood construction above a concrete podium. Renderings depict the finished product with a contemporary look, and amenity spaces including outdoor decks at the second and roof levels.

SoLa Impact, founded in 2015, develops affordable and mixed-income housing across South Los Angeles and other neighborhoods using opportunity zone funds. The company's portfolio, which totals more than 1,500 affordable units, includes a small apartment building already under construction a few blocks away in Baldwin Hills.
The project may be a harbinger of things to come in the surrounding neighborhood, which has already seen the approval of a plan to add new housing and commercial spaces to the Baldwin Hills Crenshaw Plaza mall, as well as a pending project which could bring offices and retail to the long-vacant Marlton Square site. Those proposed developments follow the recent arrival of Metro's K Line, which has a station adjacent to the mall.
