At the intersection of Adams Boulevard and Grand Avenue in Historic South-Central, local development firm Cityview is putting the finishing touches on Jasper, a new mixed-use apartment complex.
Preleasing recently kicked off for the project at 2528 S. Grand Avenue, which is set to open for residents in June 2023. The seven-story building features a total of 296 studio, one-, and two-bedroom apartments, as well as 5,000 square feet of ground-floor commercial space and a 390-car garage.
A leasing website for Jasper lists floor plans ranging from 517 to 1182 square feet in size, with rents starting as low as $2,075 per month for a studio and ranging as high as $3,575 per month for a two-bedroom unit.
Separately, the property also features 25 units of deed-restricted very low-income affordable housing, as well an additional three units priced for moderate-income households.
Humphreys & Partners is designing the building, which has a blue and white exterior, with setbacks and carve-outs used to create a series of roof and terrace decks. Amenity spaces also include a courtyard with a swimming pool, as well as a fitness center, a club room, a private dog park, and an indoor garden for residents.
The project sits just west of Metro's LATTC/Ortho Institute Station, as well as the proposed site of a 15-story apartment tower from developer Geoff Palmer which would replace a parking lot on Flower Street.
Besides Jasper, Cityview is also in the midst of construction at similar mixed-use and multifamily residential developments in Historic Filipinotown, Gardena, and Carthay, and is also planning a 441-unit apartment complex in Westchester.
