Just south of the K Line's Leimert Park Station, a red tower crane signals the start of work on SoLa Impact's biggest residential project yet in South Los Angeles.
Earlier this year, the Los Angeles Department of Building and Safety issued a construction permit for a site at 4611 S. Crenshaw Boulevard, where SoLa Impact has obtained entitlements for a new a new seven-story apartment complex featuring 195 studio, one-, two-, and three-bedroom apartments above subterranean parking.
The site was approved by Los Angeles planning officials using Transit Oriented Communities incentives to permit greater floor area and density than normally allowed by zoning rules. In exchange, 22 of the new apartments are to be set aside as deed-restricted affordable housing at the extremely low-income level.
KFA Architecture is designing the project, named the Crenshaw Lofts, which is portrayed in renderings as a contemporary podium-type building clad in orange, black, and white cement plaster. The apartment complex would feature courtyards at street level and above its second floor, with additional open space in the form of a rooftop amenity deck. Although plans do not call for ground-floor commercial uses, live/work units are intended to activate the Crenshaw Boulevard streetscape.
Completion of the Crenshaw Lofts is expected in late 2025, according to the SoLa Impact website.
The project, which is under construction less than one year after the debut of the K Line, joins a number of projects now in the works surrounding Leimert Park Station. A similar 101-unit development with retail is proposed for a site located one block north along Crenshaw, and a smaller mixed-use building is now rising from a site on 43rd Street.
The project site also sits just west of Sankofa Park, the northern bookend of the 1.3-mile Destination Crenshaw public art and open space project, which is slated to open later this year.
SoLa Impact, which was founded in 2015, uses opportunity zone funds to develop affordable and mixed-income housing across South Los Angeles. The company's portfolio, which totals more than 1,500 affordable units, includes several new projects near the K Line.
