Weingart and Related to build 17-story high-rise at 6th & San Pedro in DTLA

In July, construction topped off for Weingart Center Tower 1A - a 19-story high-rise which will rank as the largest permanent supportive housing complex in Los Angeles when complete. But its time as the holder of that title is likely to be short-lived thanks to a project located directly across the street.

Related California and the Weingart Center Association recently closed escrow on a 1.12-acre development site at the intersection of 6th and San Pedro Streets in Downtown. The property, long a city-owned parking lot, is slated for the construction of a new 17-story tower which will feature 302 homes - including 298 units of permanent supportive housing - in addition to 2,800 square feet of ground-floor commercial space. Plans also call for a standalone four-story, 212-car parking structure, as well as more than 30,000 square feet of open space, laundry facilities, a library, and a fitness center.

The project, which will be named 600 San Pedro for its address, is moving forward thanks to $30 million in new financing approved earlier this year by the Los Angeles City Council. Additional money for the project was approved in 2020 by the Los Angeles County Board of Supervisors.

At the time the project was approved by the Los Angeles City Planning Commission in late 2019, the apartments were to be offered to households at the extremely low-, very low-, and low-income levels. Those residents will have access to on-site services including case management, mental and physical health care, substance use services, job training assistance, and educational courses.

Large Architecture is designing 600 San Pedro, taking the reins from Joseph Wong Design Associates, which had handled the entitlement design for the project. The contemporary high-rise will be accompanied by on site amenities, including a large space above the new parking garage with a courtyard, an amphitheater, and a community garden.

The L.A. Business Journal reports than Pankow Builders, the project's general contractor, commenced work at 600 San Pedro earlier this month. Completion of the tower is expected in June 2025.

The project is the second of three Weingart Center projects near the non-profit organization's headquarters at 6th and San Pedro Streets. The non-profit service provider also has plans for a 12-story building with more than 100 supportive housing units at the same intersection. All three projects would account for nearly 700 homes at completion.

Weingart and Related are also not done with their partnership. The two entities are also working on the Alveare apartments, a proposed 335-unit affordable housing complex which would rise not far to the west at 1405 S. Broadway.
