Plans are in the works for new housing and commercial uses on a Warner Center property which was recently marketed for sale as a development site.
According to the August 17 agenda of the Woodland Hills Warner Center Neighborhood Council's Land Use Committee, a 1960s office building and adjoining parking lot at 6464 Canoga Avenue is up for redevelopment with a mixed-use residential complex. Proposed plans call for the construction of an eight-story, 100-foot-tall building featuring 276 residential units above nearly 5,000 square feet of ground-floor commercial space and two levels of subterranean parking.
Unlike most recent developments in Warner Center, which have made use of the neighborhood's generous zoning and lack of affordability requirements, the new project would make use of density bonus incentives to exceed certain zoning limitations placed on the property. In exchange, 10 percent of the property's base density would be set aside for rent by very low-income households.
Permit records describe the project as a podium-type building, with five levels of wood-frame construction above a concrete base.
Although the property has been marketed for sale, an actual transaction is not indicated by city records. The owner of the site is currently listed as Emser International, LLC, an entity affiliated with a West Hollywood-based business specializing in the design and production of decorative stone and tile.
The development site is located directly north of another aging office building at 6400 Canoga Avenue, where Sandstone Properties has received approvals to raze the structure to clear the way for a high-rise apartment tower.
