A stretch of Sepulveda Boulevard in North Hills which has recently seen a proliferation of new affordable housing is poised to add another project to its collection.
Earlier this month, Los Angeles-based developer Uncommon filed an application with the Planning Department seeking approvals for a new development through the Mayor's Executive Directive 1. The proposed project, which would replace a used car dealership at 8615 N. Sepulveda Boulevard, calls for the construction of a new seven-story building which would feature 245 studio, one-, and two-bedroom apartments and parking for 140 vehicles.
The apartments would be priced for low- and moderate-income households, according to findings included with the entitlement application.

JZA Architecture is designing 8615 Sepulveda, which would employ ED1 incentives to allow a larger building than typically permitted by zoning rules.
While Uncommon has largely built mixed-income housing in Los Angeles, this is not the firm's first foray into affordable housing. A prior application seeks to bring a Spanish-style affordable development to a site at 1305 N. Cherokee Avenue in Hollywood. Likewise, the developer has already initiated plans for a 405-unit mixed-income project at 6728 Sepulveda in Van Nuys.
The 8616 Sepulveda site sits a short walk north of the Angel, a veteran supportive housing complex recently developed by LA Family Housing.
