In San Pedro, wood framing is on the rise for Vivo on Harbor, a new mixed-use apartment complex from Trammell Crow Company subsidiary High Street Residential.

The project at 511 S. Harbor Boulevard, which is being built through a joint venture with Principal Asset Management, is replacing a shuttered Grinder restaurant with a new eight-story building which will feature 137 studio, one-, and two-bedroom dwellings above 1,488 square feet of ground-floor commercial space.

Project entitlements include density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, 16 of the new apartments will be set aside as affordable housing at the very low-income level.

KFA Architecture is designing the podium-type building, with Duane Border Design serving as landscape architect. Plans show the completed building with a contemporary look and amenities such as a rooftop clubhouse, a terrace deck, co-working space, a courtyard, and a fitness center.

The project team also includes general contractor Snyder Langston and engineering firms DFDA and VCA.

Comerica Bank provided construction financing for the apartment complex, which is on track for completion in late 2024.

Construction of Vivo follows a wave of public and private investments in San Pedro over the past few years, including the $36-million waterfront promenade, a new plaza in the works at Harbor and 6th Street, and a larger 375-unit apartment complex on Palos Verdes Street. Construction commenced last year for the West Harbor development, a sprawling project that will bring new shops, restaurants, and a 6,200-seat amphitheater to the former Ports O' Call property.
