The City of El Monte has signed off on a new project which would bring housing to an empty lot next door to its Metrolink station.
MJW Investments, the applicant behind the Paseo Santa Fe development at 3700 Monterey Avenue, can now move forward with the construction of a series of three-story buildings containing a combined total of 87 townhome-style condominiums and parking for 201 vehicles.
The design of Paseo Santa Fe remains unchanged from when the project was first revealed in late 2023, and is shown in renderings with a Spanish-style architecture highlighted white stucco a tile roofs.
Plans call for three- and four-bedroom dwellings, ranging from 1,387 to 1,837 square feet in size, each featuring either two or three bathrooms and a two-car garage.
Out of the total 3.8-acre project site, roughly .79 acres at Valley Boulevard and Monterey Avenue reserved for the construction of a new city park featuring playgrounds, swings, benches, a picnic area, shade structures, public restrooms, art, and landscaping. The project would also accommodate the construction of the El Monte Paseo, a new pedestrian path linking Valley Boulevard to the nearby Metrolink station and bus station.
Construction of Paseo Santa Fe could commence in June 2024 and conclude by June 2026, according to an environmental report circulated for the project.
The project is the latest in a string of development filling in sites near the Metrolink station, following on the heels of two affordable housing developments built a short walk to the east along Valley Boulevard. Large, vacant sites have also been filling in with housing adjacent to the El Monte Bus Station a few blocks away on Santa Anita Avenue.
