Construction is in the home stretch for a new residential-retail development near the intersection of 8th Street and Union Avenue in Westlake, a pair of small commercial buildings have made way for a new mixed-use apartment complex.
The project, which broke ground in 2022 at 1525-1537 W. 8th Street, replaced a pair of commercial buildings with a new six-story structure that will 43 apartments above ground-floor retail space and a basement garage.
The development is built to a larger scale than would normally be allowed by zoning rules in accordance with the Transit Oriented Communities guidelines. In exchange, a portion of the new apartments are to be set aside for rent as affordable housing.
City records link the project to GA Engineering, a Valley-based firm which designs many multifamily and mixed-use projects in the City of Los Angeles.
Los Angeles County Assessor's data lists the owner of the site as the entity 1535 8th, LLC.
The project site sits a short distance west of the intersection 8th Street and Valencia Avenue, where a similar mixed-use was completed nearly two years ago. A third residential-retail complex is planned next door at 1517 W. 8th Street.
