Single-family homes just north of the 10 Freeway and Culver City could be felled for new multifamily housing, according to plans submitted earlier this week to the City of Los Angeles.
CityPads, a development firm with offices in Chicago and Santa Monica, is planning a new five-story building on a site at 8931-8945 Helms Place. Plans call for 72 studio and one-bedroom apartments with street-level parking for 19 vehicles.
Requested entitlements include density bonus incentives to permit a larger structure than would normally be permitted by zoning rules. In exchange, a portion of the apartments are to be set aside for rent at below market rates.
The Albert Group Architects is designing the Helms Place development, which is depicted in plans as a contemporary low-rise structure featuring a rooftop deck, co-working space, and other resident amenities.
While the project is the first for CityPads in the Los Angeles area, it is not to be the last. According to a representative of the project, CityPads has plans for additional developments in West Los Angeles, Culver City, and other nearby neighborhoods.
In Chicago, CityPads has approvals to build a 132-unit apartment complex on a site near the North/Clyborn CTA Station as of last year.
