The Los Angeles City Planning Commission has given the go-ahead to a proposed development which would bring new affordable housing to a side street in Sun Valley.
On May 23, the Commission approved a request from applicant Uzi Levy for density bonus incentives for a project at 8016 N. Fair Avenue. Plans call for the construction of a new four-story building featuring 39 one- and two-bedroom apartments above parking for 35 vehicles.

In exchange for the density bonus incentive permitting a larger building than otherwise allowed by zoning rules, all of the apartments are to be set aside for rent by low-, and moderate-income households.
GA Engineering is designing the contemporary low-rise development.

The proposed project would rise directly across the street from the future site of the Rory M. Shaw Wetlands Park, which will transform a 46-acre shuttered landfill into new green space with flood control benefits. However, a funding shortfall has delayed construction of the park for years.
Levy and GA Engineering have previously worked together on a mixed-income project just south of Cal State Northridge on Reseda Boulevard.
