A year after breaking ground in Silver Lake, wood framing is starting to rise for a new multifamily residential building from Ryda and Local Development.
The project, located at 3004 W. Sunset Boulevard, will eventually consist of a five-story building featuring 74 studio, one-, and two-bedroom apartments above parking for 64 vehicles.
Project approvals granted by the City of Los Angeles include Transit Oriented Communities incentives, permitting increased height, floor area, and density beyond what is normally allowed by zoning rules. In exchange, six apartments would be set aside as deed-restricted affordable housing.
Lahmon Architects is designing the contemporary podium-type building, which will include a community room, a landscaped courtyard, and a rooftop deck.
At the time of its groundbreaking in early 2023, completion of 3004 Sunset was expected in roughly two years.
Ryda's other upcoming projects include a larger mixed-use apartment complex approved for the opposite side of Sunset Boulevard in 2022, while Local Development's portfolio includes a number of upcoming multifamily residential buildings across the city.
