Slowly but surely, vertical construction is progressing for a new mixed-use apartment complex from developer RBM of California in West Los Angeles.

The project, located a short distance north of Olympic Boulevard at 2107-2121 S. Westwood Boulevard, will eventually consist of a five-story building featuring 92 studio, one-, two-, and three-bedroom apartments on its upper floors. Below, plans call for approximately 1,500 square feet of ground-floor commercial space and a two-level, 125-car subterranean parking structure.

RBM's approvals include density bonus incentives to permit a larger structure than allowed by zoning rules. In exchange, eight of the proposed apartments must be set aside for rent as deed-restricted very low-income affordable housing.

DE Architects is designing the contemporary podium-type building, which is shown in renderings with upper-level step backs facing both Westwood Boulevard and the single-family homes to the east.

RBM of CA, a subsidiary of the Japanese real estate investment firm Residence Building Management Co., has also developed mixed-use projects in the Mid-Wilshire and Palms neighborhoods.
