An industrial complex located near the A Line's future La Verne Station is set to make way for a mixed-use residential development, according to a new environmental notice.

Novipax, an Illinois-based company which makes absorbent packaging for food and healthcare products, currently operates out of a 100,000-square-foot facility located at 1941 White Avenue in La Verne. The proposed project, which would rise across the street from the Fairplex in Pomona, calls for razing all existing improvements to make way for a new five-story residential building featuring 367 homes and 1,588 square feet of retail space, as well as a six-level parking structure at the rear of the site adjacent to a Metrolink right-of-way.

Plans call for a mix of studio, one-, two-, and three- bedroom apartments - ranging from 591 to 1,336 square feet in size - of which 44 would be deed-restricted for lower-income renters. That set aside would make the project eligible for density bonus incentives permitting more housing than otherwise allowed by zoning rules.

Landscape plans by MJS show a landscaped plaza at the northwest and southeast corners of the site along Arrow Highway, as well as courtyards featuring a swimming pool, landscaping, and other gathering spaces.

Construction of the proposed project is anticipated to occur over a 36-month period, commencing as early as the end of 2024 and concluding in 2027.

Similar developments have also been developed near the temporary eastern terminus of the A Line's Foothill extension adjacent to the Pomona North Metrolink Station. La Verne has planned for additional development around its own station through the adoption of new zoning rules one decade ago.

The 49-mile light rail line is poised to push even further east into San Bernardino County, following the recent release of $500 million in state funds for an extension from Pomona to Montclair.
