Across the street from Sony Pictures Studios in Palms, the veil has lifted for a mixed-use development from California Landmark Group.
The project, which replaced a thrift store at 10401 Washington Boulevard, consists of an eight-story building which will feature 112 apartments above 2,000 square feet of ground-floor commercial space and parking for 71 vehicles.
Project entitlements include Transit Oriented Communities incentives, permitting a larger structure than otherwise allowed by zoning rules in exchange for setting aside 15 apartments as deed-restricted affordable housing at the extremely low-income level.
Abramson Architects is designing the contemporary podium-type building, is lined by cantilevered balconies along its Washington Boulevard face. Renderings also show that the building would include a rooftop deck.
The project site is located west across Motor Avenue from a similar development now taking shape at 10375 Washington Boulevard, which will include 139 apartments atop ground-floor commercial uses.
The two projects are the latest in a string of developments built along the Washington Boulevard and Venice Boulevard corridors in Palms. Both streets sit in close proximity to the movie studio, as well as Downtown Culver City and Metro's E Line.
