A surface parking lot located just off of Westchester's main drag is poised for redevelopment with affordable housing through the Mayor's Executive Directive 1.
Earlier this month, SCAH-LA submitted an application to the Los Angeles Department of City Planning seeking approvals seeking approval for the redevelopment of a site located at 8819 Sepulveda Eastway. Plans call for the construction of an eight-story complex featuring 413 low- and moderate-income apartments atop parking for 81 vehicles.
The project would utilize density bonus incentives to grant relief from certain zoning rules, permitting a larger structure than would otherwise be allowed.
64North is designing the proposed development, which would have an E-shaped footprint above its podium.
The proposed project is not the only dense development on the horizon for Westchester's commercial core. Senior housing is slated to replace a Staples office supply store one block north at 8704 S. Sepulveda Boulevard, and mixed-use building with more than 400 apartments is proposed at 6136 W. Manchester Avenue.
