Across the street from Emerson College in Hollywood, concrete and rebar are now rising for a new mixed-use development, according to social media posts from Lahmon Architects.

Earlier this summer, CIM Group commenced construction on a new mixed-use apartment complex at 6007 W. Sunset Boulevard. The project, approved in 2022 by Los Angeles city officials, calls the construction of a seven-story building featuring 109 studio, one-, and two-bedroom apartments above parking for 196 vehicles, and approximately 14,600 square feet of ground-floor retail space.

CIM entitled the site for development using density bonus incentives to allow for a larger structure with less on-site open space than would normally be permitted by zoning rules. In exchange, 14 of the new apartments are to be set aside as deed-restricted affordable units priced for very low-income households.

ShubinDonaldson created the design of 6007 Sunset, while Lahmon Architects serves as the project's architect of record. Renderings depict the finished product as a contemporary podium-type building clad in stucco and corrugated metal panels, and featuring amenities such as a courtyard and amenity decks.

The project follows nearly one decade after CIM completed work on the 23-story Sunset and Gordon apartment tower, located to the east across Gordon Street. That project would see its approvals invalidated through a ruling by California's 2nd District Court of Appeal, forcing tenants to relocate after it was found that CIM Group failed to comply with a condition of approval requiring the preservation of a 1920s building that had most recently housed an Old Spaghetti Factory restaurant. CIM instead built a replica of the building at the ground floor of the new development, and was forced to undergo new approval and environmental clearance process for the already completed building. The property has since been sold.

In addition to a location near Emerson College and the aforementioned Sunset Gordon tower, the project also sits a short walk to the east of the proposed site of The Star on Sunset, a $1-billion, Norman Foster-designed office tower. It also sits northeast across the street from Sunset Gower Studios, which is approved for an expansion which could include new production spaces and offices.
