A notice posted by the Los Angele Department of City Planning unveils a proposal to redevelop a site near Lincoln Boulevard and Rose Avenue in Venice with apartments.

The proposed project from applicants Sondra and Henry Abouaf, slated two replaces a pair of duplexes at 657 and 659 E. Sunset Avenue, calls for the construction of a new four-story, 18,700-square-foot building containing 25 apartments and 11 parking spaces.

According to the notice, six of the apartments are to be set aside for rent as affordable housing at the very low-income level. The planned affordable housing makes the project eligible for density bonus incentives permitting a larger structure than would otherwise be allowed by zoning rules.

Breakform Design is designing the proposed apartment complex, which is shown in a rendering as a contemporary low-rise structure.

A similar project with 16 apartments is planned a short walk to the east of the Sunset Avenue site at 748 E. Flower Avenue.
