A former industrial property along the banks of the Los Angeles River in Frogtown is being redeveloped with housing, according to plans issued by the Los Angeles Department of Building and Safety.
The project site, located just north of the Taylor Yard Bridge at 2434 Birkdale Avenue, is permitted for the construction of a live/work housing complex featuring 35 residential units.
City records indicate that Rios is designing the new development.
Los Angeles County Assessor's records list the owner of the property as an entity affiliated with Pan Am Equities, a New York-based property management and development firm.
The project sits on the opposite side of the Los Angeles River from a property once slated for True North Landing, a larger mixed-use project which would have replaced a warehouse with up to 419 homes and commercial uses. That proposal, also designed by Rios, was dropped in the face of vocal community opposition to the construction to the redevelopment of the site with housing rather than park space. Pan Am has since sold the property to Rexford Industrial, which intends to maintain the existing warehouse.
The Birkdale Avenue development is one of two large residential projects now taking shape in Frogtown, joining a new townhome complex from Harridge Development Group on Blake Avenue.
