A vacant building in Rancho Park that most recently housed a Bank of America branch is set to make way an apartment complex, according to an application submitted last week to the Los Angeles Department of City Planning.
The project, which comes from property owner and applicant George Garikian of Kareco, would rise from a site at 2930 S. Sepulveda Boulevard. Plans call for the construction of a six-story edifice featuring 77 studio, one-, and two-bedroom dwellings atop semi-subterranean parking for 84 vehicles.
Requested entitlements include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, 12 of the apartments are to be set aside for rent as very low-income affordable housing.
TCA Architects is designing 2930 Sepulveda, which is portrayed in renderings as a contemporary podium-type building clad in plaster and metal panels. Plans show an amenity deck at the podium level and a recreation room at street level.
The project joins a handful of similar infill apartment buildings which have recently replaced smaller buildings along the surrounding stretch of Sepulveda Boulevard in recent years. Farther north, closer to Expo/Sepulveda Station, a 43-unit apartment building is now rising at 2600 Sepulveda Boulevard. Developer Tripalink also has plans for a co-living apartment complex nearby.
