A site located just north of MacArthur Park in Westlake is set for redevelopment with affordable housing via the Mayor's Executive Directive 1.

Earlier this month, Menorah Housing Foundation filed an application with the City of Los Angeles seeking entitlements for a property located at 417 S. Alvarado street. Plans call for the new construction of a seven-story building featuring 109 one- and two-bedroom apartments with parking for 25 vehicles.

According to plans, the apartments would be set aside for very low- low-, and moderate-income households - some of which would replace rent-stabilized dwellings which previously stood on the project site. The 100 percent affordable development will be eligible for density bonus incentives permitting a larger structure than otherwise allowed by zoning rules.

KFA Architecture is designing the proposed project, which is portrayed in a rendering as a contemporary podium-type building.

"The design of the building incorporates clean and visually interesting lines, through alternating material on the surface of the building plane," states findings included with the filing. "The design alternates different textures, colors, materials, and distinctive architectural treatments to add visual interest while avoiding dull and repetitive facades."

Other affordable housing developments coming to the surrounding neighborhood include a larger project with 137 apartments now under construction a few blocks northeast at 1999 W. 3rd Street.
