The proposed development at 14722 Sylvan Street, filed using the streamlining provisions of Executive Directive 1, calls for the construction of a new five-story building featuring 45 units studio, one-, and two-bedroom apartments without on-site parking.

Project entitlements include density bonus incentives to grant relief from certain zoning and development standards. The project is eligible for the incentives, as the apartments are to be leased to low- and moderate-income households.

Malekian & Associates is designing the proposed apartment complex, which is portrayed in a rendering as a contemporary podium-type building.
