Nearly two years after its informal groundbreaking, construction appears to be underway in earnest for a mixed-use project located a short walk west of Metro's K Line in Hyde Park.

The project, located at 3475 W. Slauson Avenue, is approved for the construction of a five-story, 63-unit apartment complex with approximately 2,000 square feet of ground-floor restaurant space. and parking for 27 vehicles. Permit records indicate that grading and shoring work has commenced for the new building.

Project applicant 3475 Slauson, LLC secured approvals using Transit Oriented Communities incentives to permit a larger structure than zoning rules would typically allow. In exchange, seven of the new studio, one-, and two-bedroom apartments would be set aside for rent as extremely low-income affordable housing.

Aero Collective is designing the project, which is shown in plans with a red exterior and amenities such as a community room, a rooftop deck, and a garden.

"The infrastructure is designed to blend the transition from the commercial street it fronts to a single-family residential neighborhood behind it," reads a narrative from the firm's website. "It does this by placing the majority of its massing towards the frontage and stepping down in height as it gets closer to the adjacent neighborhood."

The development site is one of several mixed-use and multifamily residential developments in the works near Hyde Park Station, which is also flanked by the southern leg of the Destination Crenshaw open space and public art corridor.
