A draft environmental impact report published by the Los Angeles Department of City Planning is the latest sign of progress on the proposed redevelopment of Toyota of Hollywood.
The Sullivan family, which owns the car dealership at at 6000 Hollywood Boulevard, filed for entitlements in 2022 to redevelop the 3.7-acre property with new high-rise and low-rise structures featuring a combined 350 studio, one-, and two-bedroom apartments, 136,000 square feet of offices, and approximately 22,500 square feet of ground-floor commercial space.
Requested entitlements include density bonus incentives to allow more floor area than normally permitted by zoning rules. In exchange, plans call for 44 of the new apartments to be set aside for rent as affordable housing at the very low-income level.

"It is incredibly exciting to have reached this milestone in the review process. OfficeUntitled is designing 6000 Hollywood, which would be punctuated by a 35-story, 419-foot-tall residential tower anchoring the eastern side of the property. Office space would be located in a new six-story structure to the west, while 11 townhome-style buildings are planned at the center of the site. The project site also includes frontage on Carlton Way, where plans call for a smaller apartment building.
The large site is broken up with approximately 23,500 square feet of publicly accessible open space, including a new plaza fronting Hollywood Boulevard. Plans also call for a pool deck, a view deck, fitness areas, and game rooms.
According to the environmental study, construction of 6000 Hollywood could begin as early as 2026 and be completed by 2029.
