A staff report to the Glendale Design Review Commission offers a look at a proposal which would replace a 1940s triplex with a larger apartment complex.
The proposed development, slated for a corner lot at 1301 N. Pacific Avenue, comes from property owner Hamid Abrari of La Canada Flintridge. Plans call for the construction of a three-story edifice featuring 14 one- and two-bedroom apartments atop subterranean parking for 19 vehicles.
The proposed development is relying on density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, two apartments would be set aside for rent by very low-income households.
Armen Kazanchyan Architecture is designing the low-rise structure, according to plans presented to the Design Review Board.
City approval has already been granted for the project's entitlements. Information included with the presentation indicates that construction would occur over an approximately one-and-a-half-year period.
