A commercial building near the Los Angeles River in Reseda is slated to give way to a multifamily residential building, according to a pending presentation to the Los Angeles City Planning Commission.

The proposed development, slated for a property at 18430-18434 W. Vanowen Street, calls for the construction of a seven-story edifice featuring 95 one- and two-bedroom apartments above parking for 102 vehicles.

Planning Commission approval is required for requested density bonus incentives which would permit a larger structure than allowed by zoning rules. In exchange, project applicant  TriStar Realty Group would be required to provide 11 units of very low-income affordable housing.

Architect Alan Boivin is designing the contemporary low-rise structure, according to plans included with a staff presentation.

Planning Department staff have recommended approval of the project.

TriStar's others projects include an eldercare facility planned along Ventura Boulevard.
