A property next to the G Line Busway's Woodman Station is up for redevelopment with affordable housing via the Mayor's Executive Directive 1, according an application filed last week to the Los Angeles Department of City Planning.

The proposed development from property owners Roozbeh Toorani and Maryam Zavareh, slated for a property at 5922-5930 N. Buffalo Avenue, calls for razing six existing rental units to clear the way for the construction of a new five-story edifice featuring 104 stduio and one-bedroom apartments without on-site parking.

Requested approvals include density bonus incentives to waive certain zoning standards. The proposed development is eligible for incentives by reserving all apartments for low- and moderate-income renters.

KB Fard Architects is designing the building, which is portrayed in plans with a U-shaped footprint wrapping around a central courtyard at ground level.

The existing apartment complex, known as the William Mellenthin Birdhouse Apartments, is the subject of a preservation campaign. The Los Angeles Cultural Heritage Commission took up the matter earlier this year.
