A small commercial building and its parking lot near Metro's Expo/Crenshaw Station in Jefferson Park is poised to give way to housing and retail, per a new application submitted to the Los Angeles Department of City Planning.
The project from local developer Mark Judaken, slated for a corner lot at 3644 S. 11th Avenue, calls for the construction of a new six-story building featuring 25 studio, one-, and two-bedroom apartments with just over 5,000 square feet of ground-floor commercial space. No on-site parking is proposed.
Requested entitlements include density bonus incentives to permit the construction of a larger building than would otherwise be allowed by zoning rules. In exchange, four of the proposed apartments would be set aside for rent as very low-income affordable housing for a period of 55 years.
Mika Design Group is designing the building, which would also have frontage on Exposition Boulevard to the south.
The site is the latest mixed-use development to rise on the blocks surrounding Expo/Crenshaw Station, joining a larger residential complex from CIM Group now taking shape on Crenshaw Boulevard a short walk to the west and the Metro-adjacent Crenshaw Crossing apartments.
Judaken has previously worked with Mika Design Group on similar multifamily projects in Venice, Palms, and West Adams.
