The Los Angeles City Council has voted to uphold the approval of a proposed mixed-use residential development in Silver Lake, rejecting an appeal which had sought to block its construction.
The proposed development from Six Peak Capital, slated to replace a liquor store at 2511 Sunset Boulevard, calls for the construction of a five-story building featuring 121 studio, one-, and two-bedroom apartments with approximately 3,600 square feet of ground-floor commercial space. The new construction would sit atop a two-level, 70-car subterranean parking garage.
Six Peak entitled the site for development using Transit Oriented Communities incentives to permit a larger building than zoning rules would typically allow. In exchange, Six Peak would be required to set aside 13 of the new apartments for rent as extremely low-income affordable housing.
Tighe Architecture is designing 2511 Sunset Boulevard, which would have an O-shaped footprint wrapping a central courtyard. Proposed amenities include a rooftop pool deck.
The appellant, an affiliate of LIUNA, argued that the city should set aside approvals granted to the proposed development in 2023, arguing that it may have unanticipated impacts on noise during the construction process. A staff report recommended denial.
If this story sounds familiar - it should. A similar project on Sunset Boulevard in Echo Park recently survived its own appeal from the same organization last week.
Six Peak Capital, based in New York, has also developed housing in East Hollywood and Del Rey.
