Next door to the former headquarters of the Sunkist Grower's Cooperative in Sherman Oaks, completion nears for a mixed-use apartment complex from IMT Capital.

Citrus Commons, located at 14130 W. Riverside Drive, replaced surface parking lots surrounding the former Sunkist building, a brutalist structure which is being retained as offices. The new construction creates a total of 249 studio, one-, and two-bedroom apartments above 27,000 square feet of retail space (much of which will be occupied by a Trader Joe's). Plans also call for more than 1,100 parking spaces to serve residents and commercial tenants.

A condition of approval set by the City of Los Angeles will require IMT to rent 25 apartments to eligible moderate-income households.

According to a project website, the apartments at Citrus Commons range from 530 to 1,240 square feet in size. Residents would have access to amenities including a fitness center and a swimming pool.

Designed by Johnson Fain, the new four- and five-story buildings are clad in stucco and wood panels. Approximately 3.5 acres of walking paths and publicly accessible green spaces such as a small park next to the Los Angeles River help to break of the development site.

IMT Residential, which is based out of Sherman Oaks, is also developing a similar mixed-use project featuring 325 apartments and 44,000 square feet of retail space at Sepulveda Boulevard and Camarillo Street.
