A report to the Glendale Design Review Board offers a look at plans for a new multifamily residential development just off of Brand Boulevard.
The project at 117-121 E. Fairview Avenue, proposed by applicant 117 Fairview, LLC, calls for razing existing buildings completed between 1911 and 1924 to make way for the construction of a new five-story edifice featuring 36 one- and two-bedroom apartments above subterranean parking for 45 vehicles.
According to the staff report, the project would rely on density bonus incentives to waive certain zoning regulations applied to the project site. In exchange, three apartments would be set aside as affordable housing at the very low-income level and an additional two apartments would be earmarked for moderate-income renters.
RRM Design Group is the architect for the project, which is depicted in rendering as a Mediterranean-style apartment complex clad in white stucco.
The staff report recommends conditional approval of 117 Fairview.
