An empty lot located just west of the Los Angeles River in South Gate is slated to be redeveloped with townhomes, according to a new environmental report.

The project at 10130 Adella Avenue, which is being developed by City Ventures, calls for the construction of a calls for the construction of a series of three-story structures containing 54 attached townhomes. Plans call for a mix of three- and four-bedroom layouts, ranging from 1,304 to 1,705 square feet in size. At the exterior, plans call for approximately 12,000 square feet of common open space, including pedestrian walkways, lawn areas, and a central park area for use by residents. 

KTGY and C2 Collaborative serve as the project's design team, according to plans included with the environmental study.

The City of South Gate will require that six of the new homes are to be provided to moderate-income buyers. 

The report projects that construction would occur over a 13-month period commencing in June 2025 and concluding in September 2026.

City Ventures is active across Southern California, with ongoing projects in the works for Artesia and Santa Ana. In Northern California, Urbanize SF reports the developer has plans for multifamily housing near Mineta International Airport in Santa Clara.
