Much of the former Walgreens at Pico Boulevard and Fairfax Avenue has been cleared away, and below street level, work is proceeding for the mixed-use project which is set to take its place, according to records from the Los Angeles Department of Building and Safety.

The project from Giltner Realty Advisors, located at 5843 W. Pico Boulevard, calls for the construction of what will eventually be a six-story structure containing 48 apartments above a single level of ground-floor retail space and basement parking.

According to permit filings, five of the new apartments are to be set aside for rent as affordable housing at the extremely low-income level. A representative of the developer previously indicated that the project would utilize development incentives through the Transit Oriented Communities incentives program.

Scales Lab Architects is designing the contemporary low-rise structure, according to building permits.

The project is the latest in a recent string of mixed-use developments along Pico Boulevard to either side of Fairfax, joining new developments from APPA Real Estate, Wiseman Residential, and Cityview.
