A short walk west of the intersection of Pico Boulevard and Fairfax Avenue, move-ins begin this month for The Parker, a new apartment complex from Cityview in the Carthay neighborhood.

Previously called Live on Pico, the project at 5935 W. Pico Boulevard consists of a seven-story building featuring 123 studio, one-, and two-bedroom apartments above 3,200 square feet of ground-floor commercial space and a two-level, 169-car subterranean parking garage. Plans also call for amenities such as a courtyard, an outdoor movie theater, a rooftop pool, and a fitness center.

“Whether taking in the sunset on the rooftop deck, entertaining friends around the pool or getting in a workout on the rock-climbing wall, The Parker offers curated spaces that inspire social connection and creative collaboration,” said Cityview chief executive officer Sean Burton in a news release. “From award-winning bars and restaurants to world-famous museums, the community sits at the intersection of the best LA has to offer.”

According to a leasing website for the property, the units at The Parker range from 477 to 1,110 square feet in size. Rents for market-rate units start at $2,525 per month, and run as high as $4,725 per month.

Cityview, which purchased the project after it was already entitled, is also required to set aside 13 apartments as deed-restricted affordable housing in exchange for density bonus incentives approved by the City of Los Angeles.

Other members of the development included WPIC Construction LLC, AC Martin, and Nadia Geller Design.

The project joins a number of mixed-use developments that have recently sprouted along Pico Boulevard in the Mid-Wilshire and Carthay areas, including a 125-unit apartment complex from Wiseman Residential which is now under construction two blocks to the west.

Cityview, based in Los Angeles, has built similar mixed-use developments in Westlake and Historic South-Central. Additionally, the company announced plans in August 2022 for a 441-unit apartment complex just east of Sepulveda Boulevard in Westchester.
