California Landmark Group has secured City Planning Commission approval for one of two development scenarios it is weighing for a site in Woodland Hills.

On June 26, the Commission approved density bonus incentive and project compliance for a new townhome complex at 21241 W. Ventura Boulevard. Plans call for the construction of a 196,000-square-foot development consisting of three-story buildings containing a total of 126 for-sale homes. Plans calls call for parking for 275 vehicles.

As a condition of approval, seven of the proposed two- and three-bedroom homes would be set aside rent or purchase by very low-income households.

KTGY is designing the townhomes, which would have a Spanish-style look.

At the same time, California Landmark Group has also pursued an application for an alternate plan at this site - one which has yet to reach the Planning Commission. Under that option, California Landmark Group would build a new seven-story, approximately 105-foot-tall building featuring 578 apartments above 7,401 square feet of ground-floor commercial space with a two-level, 609-car garage.

A representative of the developer has previously indicated to the Woodland Hills Warner Center Neighborhood Council that the final decision on what to build will depend on market conditions.

Even if apartments are the final decision, the alternate proposal may be a sign of things to come along Ventura Boulevard, as new zoning proposed in the pending update to the Southwest Valley Community Plans could enable to the construction of similar projects nearby.
