A draft environmental study offers a look at changes to a proposed mixed-use development in Monrovia.
The project from Blake Griggs Development, slated for a roughly 1.6-acre property at 701 Myrtle Avenue, calls for the construction of a new five-story building featuring 204 apartments above 2,370 square feet of commercial space and a 329-car garage.
The homes would come in a mix of studio, one-, and two-bedroom dwellings, with 20 to be set aside for rent by low- and moderate-income renters.
AO is designing the mixed-use complex, which would include amenities such as a rooftop deck, a pool, a dog park, and a courtyard.
Pending approvals, including a general plan amendment and a zoning code amendment, construction is expected to occur over a roughly 21-month period.
The project is an example of development creeping north in Monrovia, which has seen approximately 1,000 new apartments approved or built within walking distance of the city's A Line stop since 2016.
