The City of Inglewood has signed off on new zoning regulations to facilitate a future redevelopment of properties adjacent to the K Line.

The properties, which totals approximately 6.92 acres in size, includes properties at 300 and 338 E. Beach Avenue (where new construction is proposed) and several additional parcels where no development is planned at this point in time. City records indicate that the land is owned by Donald Goodman of Don Lee Farms, a maker of frozen food which operates from a facility within the rezoned area.

The rezoning of the 300 Beach Avenue site, which includes Don Lee Farms, would allow for the construction of nearly 65,000 square feet of new development, including 35,237 square feet of industrial uses to support Don Lee Farms and residential complex. The latter project would consist of two buildings standing three and four stories in height and include a combined 24 townhomes, as well as amenity decks and parking.

Construction of the industrial facility is expected to occur between June 2027 and June 2028, with the residential project to commence afterward and open in December 2029.

The 338 Beach property, which is currently vacant, is slated for the construction of a larger project including a pair of five-story structures connected by a community room and a shared pool courtyard. Plans call for a total of 115 residential units in one- and two-bedroom floor plans above parking for 130 vehicles. Construction of the apartment complex is expected to occur in a single phase starting in June 2027 and concluding in December 2029.

The proposed project would see development begin to stretch north from Downtown Inglewood, which has recently seen the debut of mixed-use projects on two sites adjacent to the K Line. Reports indicate that a 16-story mixed-use tower was approved in late 2023 for a site nearby at 330 E. Florence Avenue.
