An office complex located just north of Santa Monica Airport is up for redevelopment with a mixed-use apartment complex, according to a recent application to the City's Community Development Department.
The proposed project from BXP, slated for a site at 2800 28th Street, calls for razing a 112,000-square-foot office building to clear the way for a new complex featuring 375 homes with 53,904 square feet of commercial uses and parking. Plans call for a mix of studio, one0, two-, and three-bedroom dwellings, as well as parking for 623 vehicles.
BXP would set aside 44 apartments for very low-, low-, and moderate-income renters in exchange for the rights to build a larger structure than would otherwise be allowed by zoning rules.
OfficeUntitled is designing 2800 28th Street, which is portrayed in plans as a contemporary mixed-use project consisting of interconnected buildings ranging between two and eight stories in height, as well as open spaces.
The project joins another proposed project in Ocean Park neighborhood which would replace 1970s offices a short distance north with apartments and commercial space. Likewise, the project site sits across the street from the Santa Monica Airport property, where city officials are considering multiple alternatives for fulfilling a long-running effort to convert the property into park space after it ceases operations in 2028.
