The citywide housing incentives adopted earlier this year by the City of Los Angeles will be used to develop new apartments on the border between Hollywood and West Hollywood.

The proposed project from Generation Real Estate Partners, slated for a site at 1302-1308 N. Martel Avenue and 7317 W. Fountain Avenue, calls for razing three existing homes to clear the way for the construction of a new five-story building featuring 47 studio, one-, two-, and three-bedroom apartments with parking for 16 vehicles.

In exchange for a Transit Oriented Incentive Area development bonus, six of the proposed apartments would be set aside for rent by very low-income households.

Kevin Tsai Architecture is designing the project, which is shown in plans as a contemporary low-rise structure with a rooftop amenity deck.

Generation Real Estate Partners, in addition to the new Hollywood project, has developed affordable housing in Sawtelle and mixed-income apartments in Fairfax.
